Things you should know…
It is the law to register your property with the county you reside in. If you don’t, you face hefty fines. It is not worth the risk. Click the link below and register your property with Pinal County.
If you own more than three rentals in Arizona or you do short-term rentals (30 days or less), you must obtain a business license within the city/town where the property is located.

It is required that you pay the rental use tax. The rates vary in the city/town. Again, if not done, you could be fined for the tax rate from the beginning of your rental and penalties and interest. For more information, click the link below to the Arizona Department of Revenue.
“Short-term rental” and “vacation rental” are interchangeable terms and mean any individually or collectively owned single-family or one-to-four-family house or dwelling unit, or any unit or group of units in a condominium or cooperative, that is also a transient public lodging establishment or owner-occupied residential home offered for transient use (offered for rent for less than thirty days). “

Make sure you understand the difference between Bluestar and the HOA and who regulates what. The HOA has no regulations regarding rentals in its Covenants, Conditions, and Restrictions (CC&R’s). It is Bluestar that regulates rentals. Residents often misread the actual regulations on rentals. Your rental can be less than 30 days. However, remember that if you have someone who wants to stay for less than 30 days, they are not allowed to use any amenities except to dine at the Palma restaurant. You still need to register them with Bluestar using MTL. Also, make sure to know what the transfer fee is. It is subject to change at any time.
Marketing Tips
Know your audience
It is important to know who will most likely be attracted to your home. While the community is awesome in and of itself and has many amenities, don’t forget amenities outside the gates.
Online Listings
It is also a good idea to use other platforms that cater to residential rentals. Write compelling ads in the second person present tense (e.g.: Your new kitchen features gourmet kitchen package with wine and beverage refrigerator”. Stay away from descriptor words that may be considered Federal Fair Housing Violations.
High Quality Photos
This is probably the most important tip we can share with you. 99.9% of all people looking for a rental property, furnished or unfurnished, look at the pictures first. If the pictures are not of high quality, then your prospect will move on to the next property and not even read your marketing description or pay attention to the amenities. It is always recommended to hire a professional photographer. If that is not an option for you, then you need to take Photography 101. You can Google “how to take real estate photos” and get some tips.
Preparing your home
You have worked hard and found a tenant to stay in your lovely home. Now what? It’s time to prepare your home before your tenant arrives.
Declutter:
You want to remove the clutter. As we all like “stuff”, it is a nuisance to have to deal with other people’s stuff. Find a closet that you can put a lock on, remove your stuff, and place it in the closet. If you have items that have emotional or financial value and you would be devastated if it was broken or stolen, put it in the locked closet. If it leaves an awkward empty space on a shelf, purchase something else less valuable and put it in its place.
Remove Personal Items:
Nothing says I’m uncomfortable than walking into a residence that a person has paid a lot of money for, and it will be their home for a period of time only to see the homeowner’s personal items in closets, drawers, etc. So, you must remove it all. Do not leave clothes, toiletries, etc. in the home. If you have room in the locked closet, put it there. Otherwise, consider a storage unit or something you can lock up in the garage. Speaking of the garage, make sure that the guest can park in the garage
Utilities/TV:
Make sure you and your tenant clearly understand who is paying for what utilities and whether cable is going to be provided or if your tenant needs internet TV.
Smart Home Technology: Some homes are smarter than others. Your tenant must know how smart your home is and how to outsmart it. You should leave detailed instructions on how to use the home’s functions and features.
Garage Space Availability:
Your guest or tenant needs to know up front if they have access to your garage for parking and how many spaces.
Smoke Detector Batteries
For some reason Fire Alarm batteries go dead around 10pm in the evening. This will frustrate both you and your tenant. Make sure to chang out your fire alarm batteries every year.
The life expectancy of most home smoke detectors is generally 10 years. Over time, the sensors in smoke detectors can begin to lose sensitivity due to dust accumulation. Even if the alarms appear to work, it’s recommended to replace them after this period as older smoke detectors are less sensitive and may not provide enough time to escape in the event of a fire. Most will start chirping when they need replaced.
Water Softener
Make sure there is plenty of salt in your water softener before you tenant arrives.
Pool Service
Be sure to communicate the day(s) that your pool is serviced, who to expect and duration of each service. Let your pool service know that you have a guest or tenant staying in the home.
